Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent payment and security deposit are both due at the lease signing.

Move-in Date & Inspection

Your move-in and initial inspection will be scheduled at the signing. We use the Georgia Realtors inspection form to ensure we're all on the same page.

Utilities

Please put the utility accounts for your rental home in your name immediately upon moving in. Failure to do so promptly may result in access issues. 

Move-out Checklist

Notice of Intent to Vacate

Planning to vacate your rental home? Please provide us with written notice of your plans. This gives us time to begin preparing for a new tenant.

Property Condition

Before you hand in the keys, please make sure your property is back in its original condition:

  • Rental Cleaning: Properly clean your rental home and remove all of your possessions.
  • Landscaping & Outdoor Areas: If you have outdoor space where you normally take care of landscaping chores, do this once more before moving out.
  • Repairs: If any cosmetic damage has occurred inside your home, take the steps necessary to resolve such issues. This includes patching nail and screw holes, repainting discolored walls, and replacing burnt light bulbs.

Security Deposit

The security deposit you pay at the outset of your lease protects against damage in your rental home. After you vacate the premises, we'll use your inspection form from your move-in to conduct a full analysis of the property.

If we identify any damage, we will schedule repairs. Expenses associated with these visits will be deducted from your deposit.

The remainder will be returned to you.
